The Home Gardens Sub-Area includes 145 acres situated between the cities of Riverside and
Corona and is bisected by Magnolia Avenue. The community has easy access to both the 91 Freeway and Interstate 15. There is service commercial development which fronts Magnolia Avenue in the eastern portion of the project area. The western portion of the project area consists of a mostly vacant industrial area which has a large industrial facility, Smittybilt, a manufacturer of off-road aftermarket products for four-wheel drive pick-up trucks and sport-utility vehicles. Smittybilt is a manufacturing and warehouse facility of approximately 210,000 square feet. Smittybilt is a nationally known company which has experienced consistent growth over the past 25 years.
Industrial development opportunities in Home Gardens exist in the western portion of the sub-area. Significant improvements have been made to the medians and parkways in the eastern portion of the project area.
