Development opportunities in the community include development of agricultural industrial uses to complement the existing industry. The community's location along the highway and railroad, in the midst of agricultural land, make it a prime location for this type of industry.

In addition, there is an opportunity for infill housing construction and rehabilitation. Larger parcels on both sides of Highway 111 also provide opportunities for mobile home park development and farm worker housing. The sub-area is also near the Cabazon Band of Mission Indians’s Regional Recovery Park, an industrial park designed for recycling technologies.
