The French Valley Airport Redevelopment Area is located near the intersection of Winchester Road (Highway 79) and Borel Road northeasterly of the cities of Temecula and Murrieta in southwest Riverside County. This project area is directly adjacent to one of the most rapidly developing areas in Riverside County. It is strategically located approximately halfway between the Los Angeles Basin and the San Diego metropolitan area.

The 265-acre airport site is a general utility facility designed to replace the Rancho California Airport. The airport includes a 4,600-foot-long, 75-foot-wide asphalt runway. In addition, the airport features an 11,500-square-foot terminal building.

Development Opportunities

There are numerous commercial and industrial development opportunities within the project area. The Agency's objective is to encourage these opportunities by promoting development in accordance with the County of Riverside's Southwest Area Community Plan and applicable Airport Land Use Plans.

There are approximately 55 acres of commercial and industrial land available for lease with the project area. This land includes 3.5 acres for a fixed based operator; a 15-acre industrial park for aviation-related use and 36.5 acres of MSC zoned land. In addition, there is approximately 5,650 square feet of space available in the terminal for a restaurant, offices and car rental agencies. The County of Riverside has entered into a long-term ground lease for these properties. Prospective users interested in subleasing this available space may contact this Agency for specific lease rates. The county is also very interested in stimulating commercial and industrial development on those properties adjacent to the airport outside the project area.
